Who we are

Local Leads Hub is run by Mark Westley trading as Local Leads Hub (sole trader). Mark Westley is the controller of your personal data.

The free Essex Business Directory has its own notice at /directory/privacy. That notice adds to this policy for directory listings.

What Local Leads Hub does today

Main: the free Essex Business Directory (optional paid Premium or featured options may be offered later and will be described before anyone pays).
Secondary: homeowner enquiry forms for landscaping, patios, driveways and related Essex home projects. Suitable enquiries may be referred to local trades Mark works with (including friends) so they can contact you about a quote.
Not active: paid trade-lead marketplace features such as bidding to unlock contacts or Stripe checkout for lead unlock are switched off / frozen. We are not currently charging connection fees.

What we collect

Directory: see the directory privacy notice.

Job / quote forms: first name, last name, email, phone, postcode, service type, job title, description, timing, estimated budget band, and status.

Trade accounts (if used): profile details and optional insurance information (see below).

Technical: our hosting and security providers may process IP address and similar data to run and protect the site. Where used, Cloudflare Turnstile helps stop spam. Some pages use Vercel Web Analytics without advertising cookies. Browser drafts may stay on your device only.

We do not sell your personal data.

Why we use it

Directory: as set out in the directory privacy notice (consent and legitimate interests as stated there).
Enquiries: to review your request and introduce you to suitable local trades for a quote — steps toward a contract, and our legitimate interests in running Local Leads Hub.
Accounts, security, support and legal claims: to keep the service working safely and to meet legal duties.

Who can see homeowner details

Administrator Mark Westley can see enquiry and listing admin data to run the service.

For landscaping, patio and driveway-style enquiries, Mark may pass your name, phone and/or email to a local trade he works with (including a friend) so they can contact you about a quote. That sharing is done by Mark, not by an automated paid unlock system.

Where the older on-site job flow is still used, a homeowner's name, phone and email are shared only with trades the homeowner selects. Homeowner contact details are not shown on the public job feed. Trades need an active Local Leads Hub trade account with a confirmed email to see jobs in that flow.

Local Leads Hub does not verify trades' insurance, qualifications or references. Any agreement for work is between you and the trade.

Processors we use

Vercel — website hosting; some pages use Vercel Web Analytics without advertising cookies.
Supabase — database, auth and file storage (directory database in UK London).
Resend — transactional email where used (for example from notify@ addresses).
Cloudflare Turnstile — security checks where used.
Stripe — only if paid features are turned back on; currently off.

How long we keep it

Directory: as in the directory privacy notice.

Enquiries / jobs: we aim to delete or anonymise contact details about 12 months after the enquiry is closed or the referral has finished, unless we need to keep them longer for a dispute, legal claim or accounting. Closing a job on the site does not always wipe data automatically — email info@localleadshub.co.uk if you want earlier deletion.

Backups: database host backups typically last up to about 2 months.

Trade insurance details (optional)

If you register as a trade, you can choose to add your insurer, policy number, public liability cover, expiry date, an insurance certificate and your Companies House number. Adding them is optional. If you add them, we use them only to manage your trade account and keep them private (legitimate interests, and steps before entering into an agreement with you). Only you and the Local Leads Hub administrator can see them. They are stored securely with our database and storage provider (Supabase) and are never shown to homeowners. We keep them while your trade account is active and delete documents within 12 months after your account closes or is rejected; we keep a record of each check (date, expiry and notes, without the document) for up to 2 years. Replaced certificates are deleted. You can ask us for a copy or deletion at any time using the contact details below.

Your rights

Under UK data protection law you may have the right to ask for a copy of your personal data, to have it corrected or deleted, to restrict or object to certain uses, and to data portability where it applies. Where we rely on consent, you can withdraw it. Email info@localleadshub.co.uk. We aim to reply within one month. Deletion requests are handled manually.

Complaints

Please contact us first so we can try to put things right. You can also complain to the Information Commissioner's Office (ICO) at ico.org.uk/make-a-complaint or on 0303 123 1113.

Cookies

We do not use advertising cookies. Some pages load Vercel Web Analytics to count visits without advertising cookies. Sign-in or session storage where you log in is strictly necessary to run your account.
